Are you a Bathroom expert? Do you know your bathrooms? You may see all sorts of numbers used to describe a bath such as a full bath, a three quarter bath, a half bath but how about a one quarter bath? You may see them written like 1.0 bath, 1.5 baths, 1.75 baths but how about 1.25 baths?

Whether it is in MLS, online or a newspaper, if the reader does not know what 7/3/1.5 means your ad is a waste of space.

Now comes the infamous 1/4 bath and Mrs. Buyer agent who knows everything. A FSBO (known as For Sale by Owner) posted an ad for their home for sale and it has 4 baths, a half bath on the first floor, a full bath in the hall, a 3/4 bath off the master bedroom and a 1/4 bath added on the 3rd level of this colonial era home. We all should know a full bath is a tub with a shower, sink and toilet. The 3/4 bath is a toilet, sink and stand up shower. A half bath is a toilet and sink and the 1/4 bath is just a toiet with no sink. The sink was actually added outside the bathroom because of the tight quarters of this old home.

Mrs. Buyer agent was not having it. She contacted the FSBO to show her buyer and made her presence know., She shouted at the seller there was no such thing as a 1/4 bath.

The Home Seller had enough, selling their own house was not going to be as easy as they thought. It was not easy fielding calls from both buyers and buyer agents, They could not figure out who was qualified and who was not. They could not keep leaving work to show the home to people who are not ready to buy. They learned that every buyer broker asked them to pay their fee, but no one was helping them as the seller. Then Mrs, Seller was forwarded my blog by a co-worker. A call to me to take over their listing and as they said "Get it done."

When it comes to a quarter bath, Yes i have heard of it, yes a 1/4 bath does exist and yes it is a toilet without a sink when it comes to it's definition here in NH. The key is the focus needs to be on the house, on if the buyers like it and getting the buyers to make an offer. A GOOD listing agent separates emotion from the duty of listing ad selling a home. It does not matter what Mrs. buyer Agent wants to cal it, it does not matter if she always has to be right, but if the buyer likes it, let them call it what ever they want and lets get to selling the home.
